Finangeste invests €25 million in property in Parque das Nações

Finangeste, in partnership with an international investor, is carrying out the refurbishment of two buildings for office space located in Parque das Nações, Lisbon, with a global investment of around €25 million euros.

The project, called “Verde Parque”, is part of the company’s strategy of creating value for urban assets, combining efficiency, sustainability and urban regeneration.

The sales and rental processes for the available spaces is currently underway, with CAT-A offices being delivered at a benchmark rent of €15/m2.

As in other initiatives promoted by Finangeste, the ‘Verde Parque’ is distinguished by its commitment to urban regeneration, the creation of high-quality spaces and the promotion of economic development in the regions where it operates.

Verde Parque comprises two buildings for specific uses.

Building 2

With a gross construction area of 3,772 m², this building is currently vacant, having previously been used as offices. A conversion project for residential use is in an advanced stage of licensing, which provides for the construction of 67 apartments (T0, T1 and T2 typologies), 67 parking spaces and 67 private storage rooms.

Building 3

Intended exclusively for offices, Building 3 consists of two blocks:

Block A – GLA of 2,930.31 m², with 76 parking spaces. It is fully leased, housing companies such as Mapei (floor 1), Casais (floors 2 and 3 – in the final stages of negotiation), Manty (floor 4) and Novanor (floor 5).

Block B – With a GLA of 3,758m2, and 104 parking spaces, Floor 1 houses the clinic Sintesoblíqua and a Sketchers store. Floor 2 is occupied by Kerakoll. Floors 3,4 and 5 with areas of 757m2, 756m2 and 682m2 respectively are available for lease.

This block was recently upgraded to CAT-A standard, including installation of a HVAC system, technical flooring, lighting, fire safety systems, painting and pantry. The building also has a complete security and video surveillance system.
