Vanguard Properties won 4 awards at the annual “Portuguese Property Awards 2020” for its projects White Shell and Castilho 203, winning in all the categories it entered.

Castilho 203 won the award for “Best Real Estate Development in the Housing Category” and “Best Urban Rehabilitation in the Housing Category” while White Shell won the awards for “Best Real Estate Development in the Tourism Category” and “Best Sustainable and Energy Efficiency Construction”.

The decisions from the Portuguese Industrial Association – AIP Foundation/Fundaçao AIP and SIL Strategic Board working party on the SIL Portuguese Property Awards 2020 in the various categories was unanimous in attributing the awards to Vanguard Properties for its contribution to the development of the real estate sector. The decision-making criteria from the jury in deciding which developers win awards are based on various factors including, among others, the quality of the architecture, the conceptual content and the contribution the projects make in terms of innovation, urban planning, architecture, structure, construction, energy savings, urban and landscape/cityscape integration and technical and building quality.
The “SIL Portuguese Property Awards” are organised by the Salão Imobiliário de Portugal (The Portugal Property Fair) which this year presented a special hybrid edition which was both in presence and in remote digital format. These awards recognise quality and innovation in real estate sector development and innovation in urban development and municipal council projects, public works, housing, rental housing, sustainable construction and urban rehabilitation projects as well as energy efficiency in buildings.
Castilho 203 is a benchmark in luxury real estate in Lisbon and has two types of apartments: City Flats and Sky Flats (with stunning 360º views). It has 14 floors above ground with just 19 two and three-bed apartments and a penthouse on the 13th floor. This penthouse, featuring unique characteristics, will have a 287 m2 area to which is added a panoramic rooftop of around 260 m2 on top of the building. Castilho 203 offers all of its residents an indoor pool on the ground floor, an open-air pool on the 8th floor, a spa/gym on the 1st floor, a spacious reception and concierge services. The building’s exclusivity is also accentuated by a piece from the artist José Pedro Croft especially created for the building and placed in the entrance hall.
The architectural project is designed by ARX Arquitectos and is defined by its contemporary architecture and use of prime quality materials. The architects paid special attention to natural light, panoramic views and residents being able to enjoy the verandas and terraces.
The luxury tourism resort White Shell in Porches, Algarve, around 400 metres from the Senhora da Rocha beach, comprises 55 villas and apartments of various types (One-three bedrooms) designed by the architects studio Saraiva+Associates. All of the apartments are delivered ready to use, totally furnished and decorated. The development is designed to reinforce the concept of community and privacy with the residential units grouped around a common central area with a large-size outdoor pool and an indoor heated pool with a SPA.
White Shell has BREEAM® certification (Building Research Establishment Environmental Assessment Method), one of the most reputable worldwide. The resort is vehicle free within the compound and includes extensive green areas for sport and leisure, including cafeteria, gym, SPA, educational garden, bar with esplanade, outdoor and indoor pools (heated), multi-use sports field and paddle court. It also includes underground parking with space for 62 vehicles.
José Cardoso Botelho, CEO of Vanguard Properties said, “We are enormously proud to receive these awards which means the recognition of all the excellent work done by the entire team at Vanguard Properties and its various partners The Castilho 203 project has been recognised for its quality, exclusivity, location and incredible and unique views of Lisbon. It was an extremely complex rehabilitation project that resulted in a building that has come to redefine the concept of luxury real estate in Lisbon. White Shell is also a very special project. The construction, decoration, choice of materials and architectural landscaping were thought out down to the smallest detail to offer maximum comfort to clients while meeting best practices at the levels of sustainability and energy efficiency. I would like to extend my thanks to the daily efforts of our entire team and partners at Vanguard Properties. Together will continue to create projects that will surprise because of their quality, innovation and unique character”.
The other projects which picked up awards at this year’s somewhat scaled-down event — the 10th — because of the Covid-19 pandemic, were “A Escola de Todos Nós” (Our School) from the APPII (Portuguese Association of Real Estate Developers and Investors) which won in the category of Commerce, Services and Logistics. This charitable project was completed thanks to the generosity of APPII members and involved raising a primary school in Midões, near Coimbra, literally from the ashes two years after it had been ravaged by a fire in 2017.
Also in the Urban Rehabilitation and Tourism categories (and in addition to Castilho 203 in Housing), was the Bairro Alto Hotel, in Lisbon by the Casais Group. The East Riverside project (Ribeirinho Oriente) by Lisbon City Council won in the Public Spaces category.
