8% of properties for sale stay on the market for less than 7 days
About 8% of the homes for sale advertised on the online home hunting site idealista in December 2024 were sold in less than a week.
20% had been on the market between a week and a month, 31% between one and three months, 32% between three months and a year, and 9% more than a year, shows a study published by idealista, a real estate marketplace in southern Europe.
Analysing “express sales” meaning residential properties that are sold in less than a week, and taking into account the time properties are advertised on the market, per district capitals Faro had the highest percentage with 46% of the houses sold in that period.
This was followed by Porto (11%), Leiria (9%), Coimbra (9%), Setúbal (9%), Viana do Castelo (9%), Ponta Delgada (8%) and Aveiro (8%). Below the national average were Braga (7%), Santarém (7%), Castelo Branco (6%), Funchal (6%) and Lisbon (5%).
The district capitals where there were fewer “express sales” were Bragança (4%) and Viseu (3%), where transactions took place in less than seven days in December.
In the case of districts and islands, the market behaved differently. In Faro, Braganza and Guarda, (11% in all three cases) more houses were sold in less than a week in December last year. This was followed by Braga (10%), Porto (9%), Setúbal (8%), Castelo Branco (8%), Coimbra (7%), Lisbon (7%), Aveiro (7%), Viana do Castelo (6%), Leiria (6%) and Madeira Island (5%).
On the other hand, the districts of Vila Real and Viseu had the lowest percentage of quick house sales – only 3%. This was followed by Portalegre (4%), Santarém (4%) and São Miguel Island (4%).
