House rents fell 1.4% in 2025
Rental house prices in Portugal fell by 1.4% in February compared to the same month of the previous year.
According to the idealista price index, renting a house cost €16.2 per square meter (euros/m2) at the end of the month, considering the median value, moving away from the historical maximum of €17 per square meter (euros/m2) recorded in October 2025. This is a downward trend that has been consolidating over the last three months, with the quarterly variation standing at -2.7%.
District capital cities and autonomous regions
Rental house prices increased in 9 of the 15 district capitals and autonomous regions analysed.
The largest annual increases were recorded in Braganza (16.9%), Coimbra (11.4%) and Leiria (10.4%). The following cities saw increases: Viana do Castelo (9.8%), Setúbal (9.3%), and Ponta Delgada (9.2%). Increases were also observed in Castelo Branco (4.1%), Faro (3.2%), and Aveiro (2.3%). Conversely, annual decreases were recorded in Porto (-2.5%), Braga (-1.6%), Évora (-1.2%), and Viseu (-0.8%). Prices remained stable in Lisbon (-0.5%) and Funchal (0.5%).
Lisbon continues to be the most expensive city to rent a house, with a median price of €21.7/m², followed by Porto (€16.8/m²) and Funchal (€16.2/m²). Next are Faro (€14.7/m²), Setúbal (€13.7/m²), and Coimbra (€12.8/m²).
Next are Évora (€12.4/m2), Aveiro (€11.5/m2) and Ponta Delgada (€11/m2). In the intermediate segment are Braga (€10.2/m2), Viana do Castelo (€9.5/m2) and Leiria (€9.3/m2).
The cheapest cities in which to rent continue to be Viseu (€7.5/m2), Castelo Branco (€7.1/m2) and Braganza (€6.7/m2).
