Braga is establishing itself as one of the most dynamic and competitive district capitals in Portugal for creating residential housing, standing out in the design and implementation of new projects.

The average selling price reached €2,160/m² in 2025, and demand also maintained a positive performance, with sales growing by 5% in 2025.

Last year, the municipality registered 1,280 planned housing units, reflecting an expanding real estate market, supported by positive demographic dynamics. Between 2021 and 2024, Braga experienced a population growth of 4.2%.

The ability to execute projects remains one of the main attractive factors, with 1,150 housing units licensed in 2025. Among the district capitals, only Lisbon and Porto surpassed this volume.

The high completion rate reinforces the municipality’s position as one of the main urban centers for housing in the country. In 2025, the ratio between licensed and projected housing units reached 90%, above the 87% recorded in 2024. In the same period, the number of licensed housing units grew by approximately 8%, while the projected housing units increased by 4%.

Braga also stands out in the creation of residential supply per inhabitant. Between 2022 and 2025, 4.8 housing units per thousand inhabitants were licensed, exceeding the national average (3.3), as well as the values for the Porto Metropolitan Area (3.7) and the Lisbon Metropolitan Area (2.4).
