Portuguese lead growth among foreigners who buy houses in Spain
In a market dominated by the British and Moroccans, it is the Portuguese who have contributed to the most growth in Spain’s property market between the first half of 2024 and the same period in 2025.
This is according to a study from EI Economista of statistical date in Spain and which also estimates that house hunters need a salary of over €4,000 to purchase a house in major Spanish cities.
The Spanish statistics institute highlights that despite a reduction in the share of foreigners in real estate purchases in Spain (in the second half of 2025), foreigners still account for 18% of these purchases.
While there are fewer Russians and Chinese buying, Portugal and Venezuela are gaining ground and were the nationalities that grew the most in these acquisitions (between the first half of 2025 and the first half of 2024). British and Moroccan buyers continue to lead.
The largest number of transactions in the second half of 2025 was made by British buyers with 5,178 transactions, followed by Morocco with 5,154 transactions. Germans and Romanians join them. This group includes the top non-EU buyers who together accounted for 8,213 transactions, or 12.3% of the total.
