House prices in Portugal up 10.2% to hit yet another record

House prices in Portugal rose 10.2% in May compared to the same month in 2025.

According to the Idealista Price Index, buying a house cost €3,142 per square meter (euros/m2) at the end of May, considering the average value, representing a new historical high, reached for the seventh consecutive month. In quarterly terms, prices increased by 2.2%.

District capital cities and autonomous regions

In May 2026, house prices for sale rose in all 19 district capitals and autonomous regions analysed. The largest annual increases were recorded in Santarém (30.9%), Portalegre (28.2%), Beja (23.6%), Braganza (23.1%), Coimbra (22.3%) and Viseu (22.1%). Next are Viana do Castelo (20%), Castelo Branco (17.5%), Leiria (16.8%) and Faro (15.3%). Aveiro (12.7%), Setúbal (11%), Ponta Delgada (10.5%) and Braga (10.3%) also showed significant increases.

Évora (9.4%), Funchal (8.1%), Porto (7.8%), Lisbon (7.1%) and Vila Real (4%) registered more moderate increases.

Lisbon remains the city where it is most expensive to buy a house, with an average price of €6,124/m2. This was followed by Porto (€4,064/m2), Funchal (€3,863/m2) and Faro (€3,792/m2).

In fifth place was Setúbal with €3,108/m2. Next were Aveiro (€2,845/m2), Évora (€2,637/m2), Coimbra (€2,543/m2), Ponta Delgada (€2,401/m2), Viana do Castelo (€2,265/m2) and Braga (€2,260/m2).

With values ​​below 2,000 euros/m2, there were Leiria (1,884 euros/m2), Santarém (1,853 euros/m2), Viseu (1,796 euros/m2), Beja (1,472 euros/m2), Vila Real (1,431 euros/m2), Braganza (1,203 euros/m2), Portalegre (1,076 euros/m2) and Castelo Branco (1,050 euros/m2).

Districts and Islands

Analysing the most recent data, house prices rose in 24 of the 25 districts and islands analysed in the last year.

The only exception was Faial Island, where prices fell by 3.7%. The largest annual increase was recorded on Porto Santo Island (26.8%), followed by Terceira Island (26.3%), Santarém (25.6%), Coimbra (22.8%), Castelo Branco (19.7%) and Portalegre (19.6%).

Also showing significant increases were Viana do Castelo (18.9%), Leiria (17.3%), Setúbal (16.3%), São Jorge Island (16.2%), Beja (15.3%), Viseu (14.6%), Aveiro (12.6%), Guarda (12.1%), Évora (11.8%), Braga (11.7%) and Pico Island (11.4%). More moderate increases were seen in Faro (10.7%), Madeira Island (8.8%), Lisbon (8%), São Miguel Island (7.5%), Porto (7.4%), Braganza (6.2%) and Vila Real (2.2%).

In the ranking of prices per square meter, Lisbon remained the most expensive district to buy a house, with an average price of €4,709/m2, followed by Faro (€4,057/m2), Madeira Island (€3,647/m2), Porto Santo Island (€3,647/m2) and Setúbal (€3,328/m2).

Next came Porto (€3,080/m2) and São Miguel Island (€2,284/m2). Intermediate values ​​were found in Aveiro (2,108 euros/m2), Leiria (2,017 euros/m2), Braga (1,954 euros/m2), Terceira Island (1,823 euros/m2), Coimbra (1,798 euros/m2), Viana do Castelo (1,728 euros/m2), Évora (1,675 euros/m2), Faial Island (1,652 euros/m2), Santarém (1,648 euros/m2) and Pico Island (1,640 euros/m2).

At the bottom of the table are the islands of São Jorge (€1,453/m2), Beja (€1,437/m2), Viseu (€1,296/m2), Vila Real (€1,112/m2), Castelo Branco (€1,045/m2), Portalegre (€989/m2), Bragança (€955/m2) and, finally, Guarda (€865/m2).

Regions

Over the last 12 months, house prices for sale have risen in all regions of the country. The largest annual increase was recorded in Alentejo (19.9%), followed by the Centre (15.4%), the Autonomous Region of the Azores (12.7%), the Algarve (10.7%), the Lisbon Metropolitan Area (9.2%) and the Autonomous Region of Madeira (9.1%). The North recorded the most moderate increase (8.2%).

The Lisbon Metropolitan Area, with an average price of €4,391/m2, remains the most expensive region to buy a house.

This was followed by the Algarve (€4,057/m2) and the Autonomous Region of Madeira (€3,647/m2). Next came the North (€2,555/m2), the Alentejo (€2,049/m2), and the Autonomous Region of the Azores (€2,017/m2). The Central region, with a average price of €1,794/m2, remained the cheapest region to buy housing.
