Swimming pools add on an extra 11% to premium house prices

Properties in Portugal within the premium price bracket can expect to fetch an extra 11% on the market if they have a swimming pool.

This is according to a new study by the online estate agency Idealista which also found that less than 2,500 residential properties on its website had pools.

Unsurprisingly, most of the properties for sale that did have pools were concentrated in Lisbon, Porto and Faro.

This exclusivity causes luxury homes for sale with a pool to stand out against those lacking the amenity, resulting in a higher price point, according to the analysis.

In the high-end residential segment, a swimming pool is no longer merely an extra feature. Luxury buyers increasingly value the seamless blend of indoor and outdoor living, with the pool and garden serving as the home’s social hub—allowing for year-round outdoor enjoyment with family and friends, especially during the summer.

Statistical indicators from Idealista/data reveal that swimming pools boosted the value of luxury homes in Portugal by 11% during the three-month period ending in May, when compared to premium properties without this feature that were also listed for sale.
