Average house prices settle at €435,000 while appreciation accelerates outside major centres
Rentals reach a new high of €1,350 per month, while Braganza, Portalegre and Beja stand out among the markets with the highest appreciation
The Portuguese real estate market maintained its upward trajectory in July, both in purchases and rentals, although with increasingly differentiated developments between regions.
Data from Imovirtual shows that the average price of properties advertised for sale reached €435,000, representing an increase of 1.4% compared to June and 2.4% compared to July 2025.
In the rental market, the average price increased to €1,350 per month, up 3.8% compared to June and the same period in 2025.
At the same time, Lisbon and Porto show signs of greater stabilisation, while several intermediate and inland markets continue to stand out for the highest appreciation in the country.
Despite the appreciation recorded nationally, price evolution remains far from homogeneous. While Lisbon and Porto maintain the most expensive markets in the country, several inland districts and intermediate cities continue to register higher growth rates, showing an increasingly wider distribution of appreciation among different regions of the country.
“July’s data shows a market that continues to appreciate, but in an increasingly less uniform way.
Large urban centers maintain high prices, although they show signs of greater stabilisation, while several intermediate and inland markets continue to register higher growth rates.
This evolution confirms that understanding the real estate market today requires an increasingly regionalised analysis, where local dynamics are crucial to understanding price evolution and interpreting the different realities of the market,” says Sylvia Bozzo, Marketing Manager of Imovirtual.
In terms of sales, the Central region stood out as the best performing, registering growth of 1.2% compared to June and 13.7% year-on-year, setting the average price at €290,000.
The South maintained an annual growth of 7.6%, reaching an average price of €269,000, while the North appreciated by 5.7%, despite a slight monthly decrease of -1.3%, setting the average price at €295,000.
